What is a Comparative Market Analysis?

Those new to home selling may not understand what a comparative market analysis, or CMA actually is. The technical definition of a CMA is an informal assessment of a property's market value, usually done to establish a reasonable listing price. The price of your home is established by comparing the property to homes similar to yours that have sold in the area within the past year. This is done by your Realtor®, who has easy access to area real estate sales records.

When we perform a CMA for a client, we take the time to listen and learn about the pros and cons of that client’s home. We then look at the home, so that we can compare it to past experiences and know what a reasonable asking price is.
